Booking Conditions

A deposit of £75 for weeks, £50 for short breaks and £30 for single nights is required within 7 days of a provisional booking, otherwise the booking may be cancelled with no further notice

The balance is due not less than one month before the start of the booked period. If a booking is made less than one month before the start, the full amount due is payable immediately to confirm the booking.

The Owners reserve the right to cancel the booking and re-let the property to alternative guests if full payment is not received one month prior to the start of the booked period.

If the booking is cancelled more than one month before the start of the holiday, you will forfeit the deposit. We regret that we cannot make any refund if you cancel within 1 month of your arrival.

The maximum number of people occupying the booked property is 4.

Guests may arrive by 3pm, and the property must be vacated by 10.00 a.m.

The property must be left clean and tidy, with full inventory, and any loss or damage must be paid for.

Dogs must be kept under strict control at all times. Please ensure dogs are not allowed on furniture or in bedrooms. Dogs are not to be left alone at any time in or near the accommodation.

The property must be used solely for its purpose as self-catering holiday accommodation.

Smoking is only permitted downstairs.

The Owners shall not be held responsible or liable for any accident, loss or mishap to persons or property whilst on or using the premises, or from any illness or injury arising from any cause whatsoever.

Should the property become unavailable or unsuitable for letting subsequent to booking through any cause, the Owner's liability shall be limited to the amount of any rent paid.

The Hirer shall not sub-let the premises or any part thereof.

The Hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire.

The Hirer shall undertake to prevent any member of his party from causing a nuisance or disturbance to neighbouring residents or occupiers.

The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let.

The Hirer undertakes to relieve the Owner from any liability for damage or injury by any member of his party, however caused.

The Owners reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.

Internet use: Guests are solely responsible for complying with all relevant laws and insuring that no computer or software virus, inappropriate or illegal material, is accessed or downloaded, and we shall be fully indemnified by any Guest using a Wi-Fi internet service against any computer or software virus which is downloaded and damages software, systems or hardware, and against any other consequences of the accessing or downloading or inappropriate or illegal material.  It is the sole responsibility of each Guest to ensure that any parental locks or other restrictions are in place, and we cannot accept any responsibility for any inappropriate access or use of the internet by children or others.

The letting confers upon the Guest and their party the right only to occupy for a holiday within the meaning of Schedule 1, Paragraph 9 of the Housing Act 1988.

THE PAYING OF THE DEPOSIT CONSTITUTES ACCEPTANCE OF THESE CONDITIONS BY THE CLIENT.
